The detailed plans, along with structural calculations, are then submitted to the building inspector to guarantee buildability and compliance with the regulations.
Having detailed construction drawings is crucial when obtaining quotes from builders. This ensures that all builders are quoting based on the same specifications, preventing discrepancies in cost estimates that could vary from £1500.00 to £3000.00 per square meter, making comparisons extremely difficult.
Basically you don't know what the builders are quoting for without drawings & specification. One builder could be pricing UPVC French doors with sidelights, the other composite Bi-folds.
While it is not mandatory to engage an architectural designer to produce building regulation drawings and specifications, you can choose a building notice instead. This route involves informing the building inspector that construction has started with very minimal information. However, although this method may seem cost-effective initially, it is usually challenging and advisable only for very basic flat roof box extensions.
